Steve Rypma concentrates his practice on real estate transactions. He represents clients in all aspects of real estate acquisition, disposition, development, leasing, and financing. Steve's experience spans a range of sectors and industries, including office, retail, industrial, mixed-use, multifamily, and affordable housing.

  • Represents local and national developers from concept to completion of complex real estate developments, often involving joint ventures, urban redevelopment and renewal, environmentally challenged sites, and economic development incentives
  • Represents developers of affordable housing projects in connection with the acquisition and syndication of low-income housing tax credits and in loan, grant, and other financing transactions with federal, state, and local housing authorities, including HUD, the Michigan State Housing and Development Authority, and the Indiana Housing and Community Development Authority
  • Advises institutional holders of real estate, such as manufacturers, hospital systems, retailers, banking, and educational institutions in connection with their corporate real estate concerns, including office and industrial leasing, purchase, and sale of facilities

  • Advised developer in connection with the ground-up development of a lifestyle-center retail project anchored by major national tenants
  • Represented a Michigan-based developer in numerous financings and re-financings of regulated affordable housing projects, both with conventional lenders and the Michigan State Housing and Development Authority
  • Represented developer in the financing and construction of multiple senior housing projects using debt and equity raised through the syndication of low-income housing tax credits and HUD 221(d)(4) financing
  • Counseled media and publication corporation in connection with its national real estate holdings and leasing program
  • Represented major healthcare system in connection with the financing, leasing, and development
  • Assisted Ocwen Financial Corporation (NYSE: OCN) and its affiliates in connection with the management, sale positioning, and disposition of commercial and multifamily REO portfolios, both in the traditional market sale context and in bulk auction sales
  • Represented international food production corporation in its national office and facility leasing program, which recently included the negotiation of a 1,000,000+ square-foot distribution center lease in the Dallas/Fort Worth,Texas area
  • Represented a Michigan-based developer of a 200,000 square-foot multi-tenant mixed-use commercial building, including all aspects relative to the procurement and assemblage of land, negotiation of easements and entitlements, leasing, financing, and obtaining economic development incentives
  • Advised a national banking institution in connection with financings for federally subsidized housing projects and resyndication of Section 42 low-income housing tax credits
  • Represented a Michigan-based developer in connection with numerous refinancing and restructuring transactions associated with affordable housing preservation and repositioning efforts
  • Counseled borrowers in HUD 223(a)(7), 223(f) and other federally subsidized financing transactions
  • Represented a household products company in the relocation of its plant, office and manufacturing facilities, involving a reverse 1031-exchange transaction and the sale and lease of facilities to a state educational institution
  • Represented an architectural firm in the renovation and leasing of a historical office building in Grand Rapids, Michigan
  • Represented an oil and gas corporation in connection with its entry into the Michigan market, including due diligence and assisting in the transfer of hundreds of oil and gas producing wells, mineral interests, leases, and other interests
