Overview

Mr. Goldman is a partner in the Real Estate Department.  His practice focuses on negotiating and representing borrowers and lenders in secured loans, commercial mortgage-backed security (CMBS) loans, refinancings, loan workouts and foreclosures, ground leases and commercial leasing matters.  Mr. Goldman takes an advisory and proactive approach with clients and looks for long-term opportunities based on his understanding of their operations and industry to enhance their profitability and increase their business.

  • Represents clients in a wide variety of financing and refinancing issues that are related to loans made by real estate mortgage investment conduits (REMICs), the acquisition of raw land and commercial properties, long-term lease negotiations with public and private entities, commercial lease negotiations with tenants and property management issues
  • Works with developers on many project types, including industrial properties, office buildings, apartment buildings, retail centers and residential lots
  • Assisted with financing related to notes acquired in the sale of residential lots, loan workout negotiations, the acquisition of properties by deeds-in-lieu of foreclosure and the negotiation of construction loans and loans with multiple loan participants

Experience

  • Represented a tenant in connection with the lease and renovation of a 100,000 sq. ft. research facility in the Corktown neighborhood of the City of Detroit, including grants from the City and State of Michigan
  • Represented a tenant in connection with the relocation of their offices to leasing 2 1/2 floors of a major downtown Detroit office building
  • Represented an owner of multiple medical office properties in connection with a CMBS refinancing loan
  • Counseled a purchaser in the acquisition of a defaulted loan and in acquiring fee title to a medical office building
  • Advised a special servicer in connection with a workout of a MSHDA apartment complex
  • Represented a property owner in connection with two separate lease transactions each exceeding 50,000 sq. ft.
  • Represented an owner of two medical office buildings in connection with an insurance company refinancing loan
